Housing industrialization is to build houses by industrial production to increase labor productivity of housing production, improve overall quality, lower costs, and reduce energy and material consumption.

The housing industrialization covers a broad range, mainly includes the following six items:

1. Construction and structural technology systems;

2. Energy saving and new energy development and use system;

3.Kitchen and washroom technology system;

4. Residential pipeline technology system;

5. Domestic intelligence technology system;

6. Residential environment and its protection technology system.

The true meaning of the housing industrialization is “modernization of housing industry”, its development process is bound to experience its primary stage, development stage and mature stage. The three stages are characterized respectively by  "factorilization",“industrialization” and “modernization”, which are:

"factorilization" refers to various modules，with which we assemble parts of buildings, are produced in factories in accordance with standardized procedures. This concept saves raw materials, reduces workers and labor intensity with mechanization-based assembly operation by exchanging space for time, improving operating conditions for quality.

Industrialization is core of housing industrialization. When "factorilization" develops to a certain extent, it becomes popular with the mainstream housing production way; the traditional construction method of on-site manual operation will be phased out gradually; elements production is scaled up. "factorilization" becomes the mainstream way of building production. Social competition and cooperation are signs of "industrialization".

"Modernization" refers to with development of science and technology, advancement of materials technology and increasing aging, labor shortage becomes more prominent, and labor costs must be reduced. In "industrialized" production, automated machines are employed to manufacture, design, production and installation realize information sharing management, housing industrialization develops to a highest level, which is similar to car production during which automatic control and welding robs are extensively used. It is the significant symbol of industrial modernization that BIM and CAM become the main means of production.  We will have realized building house is like making car.
